Identify Your State Portal
Find the correct land records portal for your state - Bhulekh (UP), Bhoomi (Karnataka), Mahabhulekh (Maharashtra), Dharani (Telangana) and others each work differently.
Select District, Tehsil and Village
Navigate through the location hierarchy - district, then tehsil/taluka, then village - to reach the correct record set.
Enter Khasra/Survey Number or Owner Name
Search using the Khasra/Survey/Plot number if known, or by owner name if you only have that detail.
View and Download the RoR/7-12 Extract
Once the record appears, view the owner name, area and land-use type, and download a PDF copy for your reference.
Verify Mutation Entries
Check the mutation (transfer) history and any encumbrance remarks shown against the record before relying on it for a transaction.
Pro Tips & Warnings
- Verify the exact spelling/transliteration of your village name - a mismatch is the most common reason searches fail.
- Download and save a PDF copy for your records, but for legal/registration purposes get a certified copy from the Tehsildar or Revenue office.
- Cross-check the owner name and area shown online against your physical documents, since digitization errors are common in older records.
