Step-by-Step Process

Determine the Applicable Stamp Duty Rate

Rates differ by state - roughly 6% in Maharashtra, 4-6% in Delhi, and 5% in Karnataka - and can vary further by the owner's gender and urban/rural location.

Calculate Duty on the Higher Value

Use the state's ready reckoner/circle rate or the actual transaction value, whichever is higher, as the taxable base for stamp duty.

Generate the e-Stamp Certificate

Pay the calculated duty online through the SHCIL portal or an authorized collection centre/vendor to generate your e-stamp certificate.

Pay the Registration Fee

Separately pay the registration fee, typically about 1% of the property value, at the Sub-Registrar office.

Book Appointment and Register the Deed

Book a slot at the Sub-Registrar office and appear with the buyer, seller, and two witnesses for biometric verification and deed registration.
